graph of changes in timber price from previous quarterThe U.S. housing market continued trending downward in the last few months. In May 2019, the seasonally adjusted annual rate of privately-owned housing starts was 1.27 million units, which was about 4.7% below the rate a year ago.

After substantial upward price movements last quarter, timber prices in North Carolina trended downward across the board in the second quarter of 2019. Dropping stumpage prices in the second quarter is a recent seasonal tendency all across the South.

According to TimberMart-South, the average pine sawtimber price was $28.5 per ton, down 5% from last quarter but up 13% from the price a year ago. It was still about 16% above the south-wide average pine sawtimber price of $24.6 per ton. Similarly, state-wide average pine chip-n-saw price was about $18.7 per ton, down 3% from last quarter.

Pine pulpwood realized the largest decline in prices this quarter. The state-wide pine pulpwood price averaged $8.4 per ton, down 17% from last quarter. The average pine pulpwood price in Eastern North Carolina was $9.0 per ton, down 24% from last quarter and down 26% from the price a year ago.

The state-wide hardwood sawtimber prices averaged at $24.7 per ton in this quarter, down 6% from last quarter. The hardwood pulpwood prices were also trended downward to the state-wide average of $5.1 per ton, down 6% from last quarter, but up 35% from the second quarter of 2018.
